This is such a lovely little motel with hospitable and friendly owners. We stayed here for a couple weeks upon moving to Dunedin and couldn't have asked for anything better. The motel was clean, warm and in the perfect area (walking distance to uni and to the CBD). Plenty of parking and wifi in the rooms. Sally and Michael made our arrival in Dunedin a lot easier and went out of their way to help us with everything. I recommend this motel to everyone I know who will be visiting Dunedin and would not even hesitate to stay there again.

I called them and established that my friend and I would be arriving late at night, and that we'd pay in the morning. This information was evidently not communicated to the person working at night (we were told the office would be closed), and we were not received well. We cooked our dinner and upon walking back to our campervan, we were accosted by a man, asking "what the f*ck" we were doing. We explained our situation, and he rudely ordered us to leave, saying they were totally booked. We said we had nowhere else to stay and asked if there was anything we could work out, parking along the road, etc. He became even more irate, cursed at us, threatened us physically, then threatened to call the police, accusing us of stealing; he appeared to be drunk. We decided just to leave at this point. I would not recommend staying here.

My partner and I travel extensively and due to change in plans ended ip living in the livingspace hotel in Dunedin. This hotel advertises modern studio rooms. Don,t be fooled - the rooms are smaller than most budget hotels we have been exposed to in Europe. The communal spaces are great, however, the rooms are basic and very small.

One can cope with this, but not with the cleaning staff team leader being rude to customers when you ask why the bed has not been made. It is a first for me, both ground staff and reception staff being rude to the paying customer. The excuses....

If you require basic service, then don't stay there. We had to ask for clean towels at reception, ask twice to have the bed made and ask to have the rubbish bin emptied in the room.

Excuses excuses and serious lack of customer focus. They Also do not state on the site when you book that there is no air conditioning, the rooms are next to a busy road and next to a hospital. If you open the small window for air, it is extremely noisy. The hotel is also close to a student area, with giggling students all hours of the night walking past.

Be warned of the bad attitude of the staff and the misleading advertising.

Dunedin Visitor Centre out did itself on the day my family and I came to visit, their were two cruise ships in town (Port Chalmers) The Celebrity X Solstice and P&O Pacific Pearl. We entered the Information Centre looking for some help and were greeted with warmth and the best hospitality by all the staff members who spoke to us. Thank you for making our Day in Dunedin great. If you hate bed and breakfasts with 10 throw pillows on the bed and a tiffany bedside lamp that serve gourmet breakfasts and don't allow children then Hulmes Court is for you! No snutty owners, no pretensions, just lovely old rooms with decent furniture, clean bathrooms, and a plentiful breakfast. Not "romantic", not "exclusive" but friendly, easy going, great location, nice garden, and interesting helpful staff. Great value for money! I always return.
